Ellington Villa attracts investors as Mabushi becomes Abuja’s Real Estate hotspot

“People have learned from the past—buying land blindly, only to face issues with access, drainage, or documentation. At Ellington Villa, the land comes with a plan. Whether you're building to live, rent, or resell, everything is already in place,” he said.
As Abuja’s property market continues to expand, more buyers are shifting focus from random land purchases to structured estates that offer ready infrastructure, secure documentation, and clear investment options.
One location that’s now standing out in this trend is Mabushi, and at the heart of it is Ellington Villa, a planned estate by Wisdom Kwati Smart City that is drawing attention for offering more than just land.
Unlike many estates that only provide plots with vague promises of future development, Ellington Villa is being built with a clear vision. The estate offers buyers and investors the option of purchasing land for custom home projects, as well as fully zoned spaces for semi-detached and terrace duplexes and apartments, making it suitable for living, renting, or flipping for resale.
Over the past few years, property demand around the Wuse-Mabushi-Katampe axis has grown steadily, especially with the expansion of road networks, the development of the Outer Northern Expressway, and increased residential migration from central areas like Asokoro and Garki.
According to recent figures from the FCT Development Authority, residential land prices in Mabushi have risen by over 35% since 2020, with planned estates seeing even higher demand due to the growing preference for livable communities.
Wisdom Kwati, Chairman of Wisdom Kwati Group, says the shift is a sign that buyers are becoming more thoughtful. “We’ve seen what happens when people rush into land purchases without looking at the layout, access, or title. At Ellington Villa, we are offering land, yes, but within a properly planned environment. People can build homes to live in, rent them out as shortlets or long-term leases, or even sell for a good return. And they can do this without worrying about bad roads, poor drainage, or legal issues,” he said.
He also stressed that location is one of the estate’s biggest strengths. “Mabushi is a prime area. It connects easily to the central business district, Wuse, and Jabi. It’s not just central, it’s growing fast, and government investment in roads and infrastructure in this axis is already in motion.”
Ballah Baba Yakubu, CEO of Wisdom Kwati Smart City, pointed out that many Nigerians are now looking for more than just bare land.
“The new generation of investors, especially young professionals and diaspora buyers, are asking: ‘What can I do with this land immediately?’ That’s why Ellington Villa is designed to support different types of housing. You can build a duplex, develop apartments, or start a small housing project that pays back through rent. The estate will have street layouts, drainage, street lighting, and all the essentials to make it a proper neighbourhood.”
With the growing popularity of shortlet rentals in Abuja, especially around Jabi, Wuye and Katampe, experts say estates like Ellington Villa are well-positioned for returns. Shortlets now make up nearly 22% of residential rental listings in high-traffic parts of the FCT, according to data from the Abuja Property Exchange.
Zara Kwati, General Manager of Wisdom Kwati Smart City, believes this project meets what the market truly needs. “People want flexibility. They don’t just want to buy and wait forever. They want to be able to build, rent, or resell. That’s what we’ve created here. Ellington Villa gives you options, with a solid masterplan, real infrastructure, and verified documents.”
Yakubu also noted that the estate isn’t waiting for the market to catch up, work has already started. “We’re not just marketing. We’ve begun road works, drainage lines, and layout marking. Our team is on ground daily. The goal is to ensure anyone who invests can see real progress and move forward with confidence,” he said.
As Abuja’s housing demand continues to rise, and the government doubles down on its push for private-sector-led housing delivery, the real estate space is shifting. Projects like Ellington Villa, with real planning, clear usage options, and strategic locations, may be showing what the future of Abuja living looks like: functional, flexible, and secure.
